Active listings increased modestly to 21 (up 17% from April's 5-year low of 18), providing slight relief to buyers who faced near-impossible competition in March and April. Days on market ticked up to 18 from April's 15, but the market remains firmly in seller's territory.

The 60% military buyer share in May — while down from April's record 65% — remains the second-highest monthly figure in Imperial Beach's recorded real estate history. As President of the Imperial Beach Chamber of Commerce, I see this from a community perspective as well as a market one: the military families choosing IB are not just buying homes, they're investing in a community that's actively growing. The Female Founders initiative, the revitalized Pier Plaza, and the upcoming Sandcastle Weekend (July 2026) are all signals of a city that's confident in its trajectory.

Neighborhood Breakdown

Beachfront & Seacoast Drive Corridor

The beachfront corridor recorded 4 sales in May, ranging from $1.1M to $1.85M. These properties — typically 3–4 bed homes within two blocks of the beach — continue to attract the highest per-square-foot prices in IB and the most competitive bidding. Average DOM: 12 days. Two of the four sales involved military buyers using VA loans, demonstrating that VA financing remains viable even at IB's upper price tier when buyers are well-prepared with pre-underwriting.

Palm Avenue Corridor & Central IB

Central Imperial Beach posted 8 sales in May — the highest monthly total of 2026 — with prices from $785K to $1.1M. This sub-market is the sweet spot for E-6 through O-3 military buyers using VA loans, where BAH covers 85–100% of the monthly payment. Average DOM: 19 days. The most notable trend: three properties that received multiple offers in April but fell out of escrow re-listed in May at adjusted prices, offering second-chance buyers genuine value.

Bayside & Marina District

The bayside area recorded 3 sales in May, ranging from $895K to $1.2M. Military retirees and dual-income military couples seeking larger lots and bay views drove this sub-market. Average DOM: 22 days. The Marina District's ongoing revitalization — including the new waterfront dining development expected to open in Q3 2026 — is beginning to influence buyer interest in this area, with several buyers specifically citing the development as a factor in their decision.

Calla/Donax Street Neighborhoods

IB's quieter inland streets recorded 5 sales in May, with prices from $720K to $945K. This sub-market offers the best value for E-5/E-6 buyers and first-time homeowners, and May saw the return of civilian buyers — teachers, first responders, and young professionals — who had largely been priced out during the peak PCS months. Average DOM: 21 days.
