Your PCS Home Buying Timeline

The biggest mistake military buyers make is waiting until they arrive in San Diego to start their home search. In a market where homes sell in 22 days on average, you need to be pre-approved, actively searching, and ready to make an offer before you land. Here's the timeline that works.

90+ Days Out

VA Loan Tips for PCS Season 2026

VA loans are the single biggest financial advantage available to military buyers — but they come with specific requirements that can slow down a transaction if you're not prepared. Here's what to know before you start shopping.

Get Pre-Approved Early

VA pre-approval takes 3–7 business days with a complete package. Start before your orders are finalized — pre-approval is based on your service record and income, not your duty station. We can connect you with VA-specialized lenders who understand military pay structures including BAH, BAS, and special pays.

Understand the VA Appraisal

VA appraisals in San Diego take 7–14 days and include a Minimum Property Requirements (MPR) check. The appraiser must certify the home is safe, sound, and sanitary. Most San Diego homes pass easily, but older homes or those with deferred maintenance may require repairs before closing.

Condo VA Approval

Not all condos are VA-approved. Before making an offer on any condo, we verify its status on the VA's approved condo list. Many Coronado Shores buildings and select Chula Vista communities are approved. We never let our military clients make an offer on a non-approved condo without a plan.

Remote Closing is Standard

Roughly 40% of our military transactions close remotely. We coordinate mobile notaries, electronic document signing, and key transfers so you can close on your San Diego home from your current duty station. Power of attorney is an option for buyers who can't be present at all.

No Funding Fee Exemptions

Veterans with a service-connected disability rating of 10% or higher are exempt from the VA funding fee (typically 1.25%–3.3% of the loan amount). On a $900K home, that's a savings of $11,250–$29,700. Always confirm your disability rating status before closing.

Entitlement After Prior Use

If you've used your VA loan benefit before and still have an outstanding balance, you may have remaining entitlement for a second VA loan — especially if your prior home has appreciated. We work with VA-specialized lenders who can calculate your remaining entitlement and structure a second VA purchase.
