He's helped hundreds of military families navigate PCS moves to San Diego — including remote closings, VA loan complications, and tight report-date timelines. This guide is what he tells every client on day one.
Your PCS Home Buying Timeline
The biggest mistake military buyers make is waiting until they arrive in San Diego to start their home search. In a market where homes sell in 22 days on average, you need to be pre-approved, actively searching, and ready to make an offer before you land. Here's the timeline that works.
90+ Days Out
- Request VA Certificate of Eligibility (COE) if you don't have one — takes 2–4 weeks
- Get VA loan pre-approval from a military-friendly lender (we have referrals)
- Research neighborhoods near your duty station using our community guides
- Schedule a virtual consultation with our team to discuss your budget and priorities
60–90 Days Out
- Begin active home search — we set up custom MLS alerts for your criteria
- Schedule virtual tours for shortlisted homes (we do live video walkthroughs)
- Review HOA documents and VA condo approval status for any condo communities
- Confirm your BAH rate and calculate your maximum comfortable mortgage payment
30–60 Days Out
- Make an offer — we can negotiate and sign on your behalf with power of attorney
- VA appraisal ordered (typically 7–14 days in San Diego County)
- Home inspection completed (we coordinate local inspectors you can trust)
- Final loan approval and clear-to-close from your lender
0–30 Days Out
- Remote closing — sign documents electronically or via mobile notary
- Keys transferred to a trusted local contact or held for your arrival
- Utilities set up in advance so the home is ready when you arrive
- Welcome packet with neighborhood essentials, base access info, and local contacts
2026 BAH Rates for San Diego
San Diego consistently has some of the highest BAH rates in the country, reflecting the region's high cost of living. The table below shows 2026 BAH rates with dependents for the most common ranks, along with which neighborhoods your BAH can realistically cover when combined with a VA loan.
| Rank | Monthly BAH | Annual BAH |
|---|---|---|
| E-4 (w/ dependents) | $2,619 | $31,428 |
| E-5 (w/ dependents) | $2,916 | $34,992 |
| E-6 (w/ dependents) | $3,204 | $38,448 |
| E-7 (w/ dependents) | $3,498 | $41,976 |
| O-2 (w/ dependents) | $3,699 | $44,388 |
| O-3 (w/ dependents) | $4,041 | $48,492 |
| O-4 (w/ dependents) | $4,302 | $51,624 |
| O-5 (w/ dependents) | $4,500 | $54,000 |
Dual-military households: If both spouses receive BAH, your combined housing allowance can reach $7,000–$9,000/month — enough to comfortably cover a Coronado Village home or Coronado Cays townhome with a VA loan. We specialize in dual-military transactions and understand the unique timing challenges of coordinating two PCS moves.

VA Loan Tips for PCS Season 2026
VA loans are the single biggest financial advantage available to military buyers — but they come with specific requirements that can slow down a transaction if you're not prepared. Here's what to know before you start shopping.
Get Pre-Approved Early
VA pre-approval takes 3–7 business days with a complete package. Start before your orders are finalized — pre-approval is based on your service record and income, not your duty station. We can connect you with VA-specialized lenders who understand military pay structures including BAH, BAS, and special pays.
Understand the VA Appraisal
VA appraisals in San Diego take 7–14 days and include a Minimum Property Requirements (MPR) check. The appraiser must certify the home is safe, sound, and sanitary. Most San Diego homes pass easily, but older homes or those with deferred maintenance may require repairs before closing.
Condo VA Approval
Not all condos are VA-approved. Before making an offer on any condo, we verify its status on the VA's approved condo list. Many Coronado Shores buildings and select Chula Vista communities are approved. We never let our military clients make an offer on a non-approved condo without a plan.
Remote Closing is Standard
Roughly 40% of our military transactions close remotely. We coordinate mobile notaries, electronic document signing, and key transfers so you can close on your San Diego home from your current duty station. Power of attorney is an option for buyers who can't be present at all.
No Funding Fee Exemptions
Veterans with a service-connected disability rating of 10% or higher are exempt from the VA funding fee (typically 1.25%–3.3% of the loan amount). On a $900K home, that's a savings of $11,250–$29,700. Always confirm your disability rating status before closing.
Entitlement After Prior Use
If you've used your VA loan benefit before and still have an outstanding balance, you may have remaining entitlement for a second VA loan — especially if your prior home has appreciated. We work with VA-specialized lenders who can calculate your remaining entitlement and structure a second VA purchase.
San Diego Market Conditions: May 2026
PCS season coincides with San Diego's most competitive buying window. Inventory tightens in May and June as military families compete with civilian spring buyers. Here's what the market looks like right now and what it means for your home search.

| Coronado Island | $2.85M | 27 days |
| Imperial Beach | $968K | 15 days |
