Coronado Cays Dock & Slip Guide

The definitive resource for boat owners buying in the Cays. Slip sizes, depths, and insider knowledge by street.

Why This Guide Matters

Not all Coronado Cays docks are created equal. Slip sizes range from 20' to 55'+, depths vary by 3-4 feet depending on location, and some streets flood during king tides. Knowing which streets fit your vessel is critical before you make an offer.

I've spent 25+ years watching the Cays market and talking to boat owners. This guide compiles insider knowledge you won't find on MLS listings.

Critical Considerations for Boat Owners

Silver Strand Bridge Clearance

Critical for sailboat owners: The Silver Strand Bridge has a clearance of approximately 25 feet at high tide. If your mast height exceeds 25', you cannot navigate under the bridge to reach the Pacific Ocean.

Insider Tip: Many Cays sailboat owners have masts that can be lowered or use the Cays primarily for bay sailing. Confirm bridge clearance before buying if ocean access is essential.

King Tide Flooding Risk

Seasonal concern: Some Cays streets experience minor flooding during king tides (typically December-February). Properties on Spinnaker Way and portions of Grand Caribe Isle are most susceptible.

Insider Tip: Ask for flood history documentation before making an offer. Most flooding is minor (1-2 inches on streets), but it's worth knowing.

HOA Vessel Restrictions

Know the rules: The Coronado Cays HOA has specific rules on vessel types, live-aboards, and slip usage. Commercial fishing boats are typically not allowed. Live-aboard restrictions vary by building.

Insider Tip: Review HOA CC&Rs before making an offer if you have a unique vessel or plan to live aboard. I'll help you navigate the fine print.

Slip Dimensions vs. Boat Length

Don't assume: A "40-foot slip" doesn't always accommodate a 40-foot boat. Factor in beam width, swim platforms, and bow pulpits. Always measure the actual slip before closing.

Insider Tip: I can arrange for you to visit the property and measure the slip with your boat's dimensions before making an offer. This avoids costly surprises.
